I am building a team – Gary Seah & Associates.
But why?
I am doing reasonably well in my business. I crossed $1 million in commissions back in 2017.
I did reasonably well in 2018 and 2019 to be ranked within the Top 50 in PropNex.
In the year of the pandemic of 2020 with circuit breakers and various restrictions, I did well enough to be ranked 30th in PropNex.
In 2021, I hit another new milestone that year when I achieved 6 consecutive Platinum awards from June 2021 to Nov 2021.
By 31 October 2021, my gross sales commissions has crossed $1M. There was still 2 more months to spare.
It was a new record for me.
In 2022, I managed to repeat this achievement again.
This was despite the 30 September 2022 cooling measures.
All this was only possible with the help of team of agents that is coupled with strong positioning and branding in the marketplace.
I am very grateful and humbled to be put in a position of trust by my clients and readers who followed me over the years.
It is a big responsibility when someone makes the decision to engage your services for one of the biggest assets in their lives.
You might also realize I’ve been building a brand name called Second Property Investors since 2015 to establish my real estate business.
In fact, I am feeling very fulfilled and happy as I meet prospects and clients – from all walks of life.
So again – why am I building a team?
Here is why:
I sincerely believe in helping people to achieve their fullest potential.
With clients – I guide them on the way to maximize their potential returns from their property portfolio.
With fellow agents – my goal is to help them understand and acknowledge their motivations for doing real estate.
What Is Your Identity?
To most people – you might just be a housing or real estate agent.
But if you truly embrace your job as a career and a profession – you will know your main role is to add value and become a problem solver.
I think this is applicable across all jobs and all industries.
But somehow in your daily activities – you become disillusioned, cynical and start caring only for your own bottomline & commissions.
How do I know this?
Because I went through all this before.
And the sad part is – our potential prospects can feel that we are not sincere and we are not considering their welfare at heart.
Despite earning commissions that easily exceeds 6-figures per year – I still like to be on the ground and remain committed to my clients.
I still do HDB room rental to help out the parents of my clients.
I still do 2-room HDB transactions.
No case is too small for me.
It is the size of your heart that determines your commission. Not the size of the house.

I went through alot of struggles in the early years of my real estate career.
I was not the agent who achieved instant success within months or years.
It was an uphill struggle as this was the only job I have ever known.
But thanks to good friends, colleagues and bosses – I persevered and managed to hold on to my identity – which is to help as many people as possible.
I am grateful that alot of people has helped me in my journey.
And this was possible because I learnt:
- how to accept feedback
- acknowledge criticisms and
- made a commitment to continuously upgrade my knowledge and skillsets
Every 1st January – I reset myself and do my best to forget my past achievements.
I know of agents who throw away all their previous years’ trophies and reminded themselves to start afresh.
I am not at that stage yet. But I’ve been avoiding attending alot of award ceremonies. LOL.
This is my own personal decision because I decided to stop measuring myself based on my trophies and rankings.
Instead my main KPI is how many people I’ve met and how many people I’ve helped.
Money is still important as we need to take care of our family.
But it shouldn’t be our only priority.
Back in 2015 – I made a decision to stop focusing on the money and commissions.
I made a decision to help as many people as possible – even if they don’t engage me.
I developed valuable content with the help of a marketing expert who helped to position me to attract quality prospects.
- Prospects who share similar values and beliefs like me.
- Clients who are similar in my behaviour and characteristics.
You attract who you are.
And in this new social media age – it is necessary to showcase your knowledge, competency and skills – even before they meet you.
The decision you made 5 years ago will shape who you are today.
That decision I made back in 2015 has helped to shape who I am today.
Was it easy to commit to? Of course not.
I had a lot of obstacles and challenges in the process.
There were so many naysayers and people who said I will never be successful.
But I learned not to listen to those negative thoughts.
Instead, I listened to those who actually practised what they preached and walked the talk.
And gradually, I overcame my obstacles and started to realize it was important to control who I let in my inner thoughts.
There is a lot more that is unseen and not shared on social media.
The truth is this – we only share the best parts of our life on social media.
The glittering and shiny and successful parts.
It can become very depressing if you choose to only focus on that.
Because actually there is ALOT of hard work, legwork and conversations that is happening – all just underneath the surface.
